Welcome to my world. That is, my world of real estate as seen from being in my 4th decade as a real estate closing attorney. My career has always concentrated on client education, as well as my own education. Innovation and service describe my practice and myself. My office procedures have always been at the cutting edge of technology, utilizing the most advanced tracking and database features for my files. In the long run, this not only helps my clients to an efficient closing, but helps me retain my sanity with my files. In 1999, I was one of the first (and still one of the few) attorneys to introduce an automated, custom designed and programmed, database system to monitor my files. That system is still used today. It has saved me countless hours and many sleepless nights wondering about the status of my files. The latest iteration of the new world of technology involves this website/blog. Client education takes a refreshing step forward. This site is designed with a client in mind, and is geared towards nuts and bolts education.
The biggest obstacle to a successful closing is often not the lack of information, but too much information that neither the client, realtor, loan officer or attorney can properly distill. The problem of having too much information is not something that should be overlooked, as it’s akin to being a perfectionist. If you are obsessed with not moving forward until you have all of the information, then you never will move forward, as you’ll never have all of the information. I can’t tell you what house to buy, or what an acceptable offer is when selling, but I can show you the simple analysis that can take place to ensure that you’re not tripped up with matters you will need to contend with. Home inspections, contingencies, financing terms (rates and points), appraisals, flipping rules, and upside down homeowner’s all have their challenges, but they all have ready solutions.
As well intentioned as everyone is – some facts just don’t go looked for, or even if they are, are overlooked when found.
No hype, no sales pitches, no bells and whistles. To the extent I can anticipate your questions, I hope I’ve been successful. If there are questions I haven’t explored, please let me know. Remember, my practice is limited to residential real estate closings. I can’t help you with a traffic ticket, domestic problems, or civil litigation. There are many, many other attorneys out there that can help you with that. I’m just a simple, country, real estate attorney who’s been around the block a few times.
